Upon completing this course, the licensee should be able to:
Understand their role in determining whether a property is a good investment based on the investor’s objective.
Understand the financial options available to investors.
Know how to analyze a property and understand such terms as net operating income, cash flow before taxes, debt coverage ratio, CAP rate, cash on cash, break-even ratio, etc. Licensees will know how to search for properties with investment potential on the MLS. Licensees will practice analyzing actual properties listed on MLS, such as a house, duplex, and/or small apartment.
